We look after a vast array of properties throughout County Down, Belfast, plus the greater Belfast area. Our property portfolio is regularly updated and, in order to assist your search, we advertise on Property Portals, In-House and on our Facebook Page, for your convenience. If you have registered with us, we can keep you up-to-date with what's available, so you don't miss out.

The information you provide will be used in line with Data Protection legislation.

We will liaise with you concerning viewing appointments and assist you with the application process for both Tenant Find and Managed Properties. We are here to help.

If you would like to apply for one of our rental properties, you will have to complete a comprehensive application form which includes you providing references and credit checks. If you would like us to undertake the credit and reference checks, then there will be a fee of £45.00 to undertake this service and checks on your behalf. We do this for both the tenant and the guarantor.

This fee is non-refundable and is not a guarantee of tenancy of that property. It is paid by the applicant. The final decision rests with the landlord.

An application form is available from our office and can emailed to you on request. We will ask for photographic identification in the form of a current driving licence or passport.

We will liaise with the landlord on your behalf

Pets are at the discretion of the landlord. Some properties may not always be suitable for a pet. Please inform us if you have a pet and we will liaise with the landlord on your behalf.

For health, safety and insurance purposes smoking is not permitted in any of our rental properties.

Once your application is accepted a Tenancy Agreement will be drawn up. We will discuss this with you and make sure you are happy with it, before signing.

As part of "good practice" you will be given a Rent book and information concerning the Governments Deposit Scheme. We advise all our landlords about current safety legislation.

After you sign the Tenancy Agreement, you will pay a security deposit to us, if we are managing the property. We will then lodge your deposit with a Government Deposit Scheme and we use My Deposits NI - Custodial Scheme. By way of confirmation, you will be given a Deposit Protection Certificate and Regulation 12 Documentation. The deposit is a security for the landlord and therefore the property is not secured without it.

We will discuss arrangements with you concerning moving in

We will discuss arrangements with you concerning moving in and if we are managing the property, we will compile a detailed Inventory and Schedule of Condition with photographs embedded, timed and dated. You will have the opportunity to check it against the property before signing it. This will be used as a condition report at the final inspection, with the deposit being released to you, providing the conditions of the tenancy have been met.

You will need to inform all utility companies (gas, electricity etc) at the start of tenancy and arrange final reading /accounts at the end of tenancy.

The first Rent is due to be paid on or before the lease agreement begins

We would advise that you take out your own personal contents cover as your possessions are not covered under any insurance put in place by the landlord.

Please allow 7 days for bank clearance of a cheque and 3 working days for a bank transfer. If we manage the property, we will ask you to kindly set up a monthly standing order for rent thereafter, details of which we will provide. This is a condition of your tenancy.

We are here to help

As part of our services we will carry out interim property inspections for properties which we manage. This is for the benefit of both landlord and tenant. These are arranged at a mutually convenient time with the tenant.

We will keep you informed

This will allow us to arrange for our engineers to attend, assess, and repair/replace as required. Engineers will liaise with our office concerning any repairs and we will keep you informed. You will need to provide access for the engineer at a mutually agreeable time.
